Ras El Hekma is located on a crescent-shaped peninsula approximately 200 km west of Alexandria. It features powder-soft white sand and some of the most transparent turquoise waters in the Mediterranean. The untouched shoreline stretches nearly 50 km and has become a favoured summer getaway for Egypt's elite and Gulf travellers, who appreciate its privacy, spaciousness, and year-round sunshine. In February 2024, Egypt signed a $35 billion partnership agreement with the Abu Dhabi sovereign wealth fund, ADQ. This deal grants development rights for 170 square kilometres of the peninsula to a consortium led by ADQ and is expected to attract up to $150 billion in additional investment. In October 2024, ADQ appointed Modon Holding, based in Abu Dhabi, as the master developer and initiated framework agreements with Orascom Construction and various infrastructure partners to develop power, airports, and marinas. Construction on the first district is scheduled to begin in 2026. Thanks to the new Fouka Road and the planned high-speed rail, the drive from Cairo will take less than two hours. Additionally, a purpose-built international airport is set to welcome up to eight million visitors annually. Early investors will have the opportunity to enter a coastal city designed from the ground up, featuring landscaped neighbourhoods with beachfront apartments, hillside villas, and signature estates. Retail boulevards, schools, healthcare facilities, and year-round entertainment options will complement these. With demand already surpassing supply along Egypt's North Coast, analysts expect that the initial offerings in Ras El Hekma will yield some of the most substantial long-term capital appreciation in the region.
